What exactly does Red River County Abstract (RRCA) do? 

After the parties (buyer and seller) agree and execute a contract, RRCA receipts the buyer’s good-faith “earnest money” in order to make the contract valid. Next, RRCA will conduct a search of the property with our new digital research system to make sure there are no liens or encumbrances on the real estate. After a search is conducted, RRCA will provide a title commitment with its findings for the parties to review. To the extent that there are any title clouds (i.e. issues that would affect ownership of the real estate), RRCA will take steps to cure it. Next, is the fun part - closing day - where the parties will sign the necessary legal documents at our office to consummate the transaction and buyers can take photos in our lobby with our oversized “Closed at RRCA” key cutout and giant RRCA wall mount! Then, RRCA will distribute all money received from the buyer for the property according to the terms of the purchase contract. After all of the necessary legal documents have been recorded, RRCA will issue a title insurance policy to the buyer, which is the last step of the closing process!
